Ready to Buy? Now is the time….REALLY!

Like yourself, I’m always looking for a deal. I mean a real deal. Whether it’s a car or a pair of jeans, I want added value to a purchase. In the current real estate market I am finding Buyers who want an equal deal as well. If their budget is $200,000, they will search for homes in the $250,000 price range thinking they can talk the Seller down to get a better deal. After all it’s just business right? It’s not personal. In this down market Seller’s understand the low ball offers and shouldn’t be offended, right?In my opinion, Sellers should be offended with a low ball offer.It is a Buyer’s agents responsibility to educate the Buyer to make an informed decision. Let me repeat that for you. It is a Buyer’s agents responsibility to educate the Buyer to make an informed decision. It is NOT, NOT, NOT the Buyer’s agents responsibility to voice an opinion as to why the property is priced the way it is. Let me explain.There are several factors, not variables, which are calculated to pricing a property. Maybe you’ve been told the price of a property is chosen eenie-meenie-mighty-moe style. I hate to be the bearer of bad news but that is NOT the way pricing a property occurs. It depends on what the Seller owes, the location, and the condition. Of course the Seller does have limited control over a few variables but for the most part, a house “is what it is”.Is it a good time to buy right now? You betcha!Is it a good time to sell? I personally think it’s never a bad time not too!As a licensed Realtor in Kansas and Missouri, I welcome the opportunity to represent both Buyers and Sellers.
